IT HELPS TIE THE BUILDING INTO THE REST OF THE CAMPUS. I GUESS ONE OF THE COMMENTS THAT WE GOT IN SOME OF THE EARLY PLANNING MEETINGS WAS THAT THERE WAS A LOT OF REPETITION IN THE WINDOWS ON THE FRONT FACE. AND SO AS WE LOOKED AT REVISED VERSIONS, WE REALLY STUDIED HOW TO SIMPLIFY THAT. AND JUST SORT OF A NIGHT SHOT THERE. SO A COUPLE OF STATS HERE, YOU KNOW, ON THE LEFT WAS THE PREVIOUS DESIGN. EIGHT STORIES. ON THE RIGHT WAS THE NEW DESIGN, FIVE STORIES. SO TOTAL SQUARE FOOTAGE PREVIOUSLY WAS AROUND 200,000FT■S WITH CUTTING OUT THE ONE OF THE BIG THINGS THAT WE DID WAS REMOVING THE INTERSTITIAL SPACES. AND SO WHEN YOU DO THAT, WE GOT THE BUILDING DOWN TO ABOUT 148,000FT■S. SO THAT'S A GOOD CHUNK OF SQUARE FOOTAGE. WE [01:20:03] ALSO REDID THE FLOOR TO FLOOR HEIGHTS INSTEAD OF A 24 FOOT OR A 12 FOOT. WE WENT TO A CONSTANT 18 FOOT FLOOR TO FLOOR, WHICH BROUGHT THE ENTIRE BUILDING HEIGHT DOWN FROM 220FT TO 206. ANOTHER SORT OF, YOU KNOW, BENEFIT TO THE STRATEGY, I GUESS, THAT WE HAD DONE IN REDUCING THE COST OF THIS WAS THAT THE PROGRAM ACTUALLY NEVER EVEN CHANGED. WE WERE ABLE TO STILL FIT THE SAME PROGRAM INTO THIS BUILDING, BUT WITH A FEW KIND OF DESIGN TWEAKS, WE'RE ABLE TO, TO REDUCE COSTS, BUT, BUT KEEP FUNCTIONALITY. SO THOSE WERE SOME OF THE BIG ONES. THE THE CORRIDOR BETWEEN DALLAS AND HOUSTON IS ROUGHLY IT'S INCREASING TO FIVE AND A HALF TO SIX. OKAY, SO MAYBE THE NUMBERS ARE A LITTLE SMALLER THAN WHAT I A LITTLE BIT, BUT NEVER KNOW. BUT I HAVEN'T SEEN A PROJECTION YET THAT CAME IN UNDER BUDGET. SO, YOU KNOW, THE, THE ADAGE THAT TIME IS MONEY IS ABSOLUTELY TRUE. AND. LIKE TO COMMISSIONER SMITH'S POINT, EVERY, YOU KNOW, THESE THESE PROJECTS DON'T GET DONE OVERNIGHT. IT'S. EVEN IF WE GREENLIGHTED EVERYTHING TODAY, WE'RE TALKING ABOUT 29. AND BETWEEN NOW AND THEN, THERE IS NO TELLING WHAT COULD HAPPEN THAT COULD CAUSE SUBSTANTIAL ESCALATION AND INFLATION AGAIN. AND THEN WE FIND OUT, YOU KNOW, ESCALATION HITS IN THAT WINDOW THAT WE WERE WAITING. AND WHAT HAPPENS IS THEN IT BECOMES IT'S A $44 MILLION PROJECT WHEN WE WHEN WE LOCKED IT IN. THE TOP TWO WE MODELED AS ONE SYSTEM, NEW YORK CREEK AND BEASON CREEK. CLEAR CREEK WAS ITS OWN MODEL. AND THEN BESSIE'S AND MILL KIND OF ROLLED INTO ONE MODEL, AND THEN THE BLUE AREA DOWN IN THE SOUTH ADDICKS AND BARKER RESERVOIR THAT IS OVERLAPPED WITH THE BROOKSHIRE KATY DRAINAGE DISTRICT, AND THEY ARE IN THE WORKS OF DOING THEIR OWN MASTER DRAINAGE PLAN. SO WE DIDN'T FOCUS A WHOLE LOT OF EFFORT IN THAT REGION BECAUSE THEY'RE DOING THE EXACT SAME PARALLEL EFFORT. AND THEN WE ANALYZED LITTLE CYPRESS, CYPRESS CREEK IN THE LIGHT GREEN AND THEN WALNUT SPRING CREEK UP IN THE TOP. SO KIND OF A LITTLE BIT OF THE FRONT END INFORMATION, THE SUMMARY. YOU CAN SEE THE RED DOTS REPRESENT AREAS WHERE STRUCTURES WERE BEING IMPACTED, THE YELLOW LINES, AND I APOLOGIZE ON SOME OF THESE IMAGES IMAGES. THE YELLOW LINES ARE A LITTLE HARDER TO SEE, BUT THOSE ARE ROADWAYS THAT ARE IMPACTED BY THE WATER. THE LIGHT BLUE IS THE WELL YOU CAN SEE THERE ON THE LEGEND, THE DEPTH OF WATER BASED ON THE COLOR OF BLUE. AND SO WE FOUND LIKE THREE MAJOR SOURCES OF FLOODING IN THIS AREA WERE THE THREE MILE CREEK, THE BRUSHY CREEK, THE DOWNSTREAM PART OF WALNUT CREEK. AND AS YOU SEE IN THE LARGER EVENTS, THAT WAS THE TEN YEAR. THIS IS THE 100 YEAR, AND THEN THIS IS THE 500 YEAR EVENT. ONE AREA THAT DOES BECOME QUITE WIDESPREAD IS THE UPSTREAM PART OF BRUSHY CREEK AND WALNUT CREEK. IT BEGINS TO HAVE A LOT OF OVERLAND FLOW IN THAT AREA WHERE IT'S RATHER FLAT, AND NOT A LOT OF DESIGNATED CHANNELS. AND SO WE GET A LOT MORE STRUCTURE IMPACT IN LARGER EVENTS UP IN THAT AREA AS WELL. AS YOU CAN SEE, THE DOWNSTREAM ENDS HAVING LARGER AND LARGER. THESE RED DOTS ARE BASED ON THE ASSUMPTIONS YOU MADE ABOUT FINISHED FLOOR ELEVATION. THESE ARE NOT BASED ON CLAIMS THROUGH FEMA. CORRECT. THIS IS IN OUR MODELS WE TAKE THE LIDAR, THE ELEVATION OF THE GROUND, AND WE ADD ONE FEET FOR RESIDENTIAL, COMMERCIAL, INDUSTRIAL. AND NEAR THE LARGER CREEK ARE TRIBUTARIES TO THE BRAZOS RIVER IN THIS AREA. THE THIRD ONE IS THE CREEK. CLEAR CREEK, BRAZOS RIVER MODEL. AS YOU CAN SEE, THIS ALSO INCLUDES HEMPSTEAD IN IT, WHICH IS ONE OF THE MAJOR AREAS OF IMPACTS AS WE HAVE MUCH MORE CROSSINGS IN THAT AREA AND WATERWAYS GOING NEARBY. YOU ALSO HAVE ANOTHER LOCATION OF IMPACTS NEAR THE ROLLING HILLS LAKE AREA, PART OF GLADISH CREEK, WHICH IS KIND OF TO THAT NORTH NORTHEAST AREA OF THIS MAP. AND THEN IN THE SOUTHWEST IS KIND OF SOUTH OF PRAIRIE VIEW. THERE'S SEVERAL NEW DEVELOPMENTS OR OLDER DEVELOPMENTS IN THAT AREA THAT ARE IMPACTED BY THE THREE MILE CREEK THERE, WHICH IS A DIFFERENT THREE MILE CREEK IS A IS THAT DAM THAT IS ON THE GLADISH CREEK A PROBLEM CAUSING SOME OF THIS STUFF IN ROLLING HILLS? THAT IS OUR NEXT STEP. WE'RE TAKING THESE PROBLEM AREAS AND WE'LL SHOW YOU IN A MINUTE. THE PROBLEM AREAS WERE SIGNIFICANTLY FOCUSING ON. AND WE'RE ALREADY AS A GROUP WORKING ON THOSE. THE UPSTREAM AREAS OF THOSE START TO OVERFLOW THEIR BANKS IN LARGER EVENTS AND START TO IMPACT SOME STRUCTURES AND ROADWAYS. BUT AGAIN, THE MAJORITY OF IMPACT BEING IN WALLER AND THAT SOUTHEAST OF PRAIRIE VIEW AREA. THE SOUTH SIDE OF THIS ONE, OF COURSE, GETS INTO THE ADDICKS RESERVOIR TYPE AREA, WHERE IT JUST BACKS UP AND BECOMES A LARGE POND. THE BESSEY CREEK, MILL CREEK. THIS WAS OUR LARGEST IMPACTED AREA. AS YOU CAN SEE, IT INCLUDES BROOKSHIRE. IT ALSO HAS THE MOST WIDE DIVERSITY OF IMPACTS ACROSS THE AREA. IT'S NOT AS CENTRALIZED AS SOME OF THE OTHER MODELS. YOU'LL SEE THERE'S JUST A NETWORK OF TRIBUTARIES THERE, MANY OF THEM IMPACTING STRUCTURES AND ROADWAYS HERE AND THERE. THE BKD STUDY ALSO DOES EXTEND PRETTY FAR INTO THE OUR BESSEY MILL CREEK MODEL. THEY OVERLAP SIGNIFICANTLY AS BROOKSHIRE WAS PART OF THE BKD STUDY AS WELL. SO AS WE GO ON THE 100 YEAR, YOU START TO SEE IMPACTS SOUTH OF I-10 ALONG THE BRAZOS FLOODPLAIN AND THOSE. THOSE IMPACTS. THESE MODELS HAVE THE BRAZOS RIVER FLOODPLAIN IN THEM. BUT THIS INUNDATION MAPPING IS NOT WITH THE BRAZOS AT ITS PEAK. IS THAT CORRECT? YES. WE DID NOT INCLUDE THE BRAZOS FLOW IN THESE. THIS IS JUST DUE TO RAIN ON MESH IN THE DRAINAGE AREA. SO THESE ARE LOCAL PONDING LOCAL FLOODING NOT CAUSED. NOT BECAUSE THE BRAZOS BACKED OUT BECAUSE WATER IS TRYING TO GET TO THE BRAZOS. YEAH.
